ROKEBY GUEST HOUSE

ACCESS STATEMENT

Rokeby guest House is situated on the outskirts of Salisbury City, in a quiet area off the London A30 Road at St. Marks roundabout. Our home is an Edwardian Villa style grand house offering 8 guest bedrooms over 3 stories. Despite having undertaken vast improvement work in recent years we have managed to retain most of the original features and character of the property. There are several features which might make access difficult for people with limited mobility. All our guest bedrooms are located on either the first or second floors, with 4 half flights of stairs to reach them.

Rokeby has 2 doors. The porch entrance is accessed up 3 small steps with a door width of 80cm, which then leads to the main door which is also 80cm wide. This is the back door of the house and is not generally used for guests. The main entrance to Rokeby has 4 stone steps 18 cm high to the front door which is 1 metre wide and is located to the right hand side of the house.

Pre-arrival

We are located on Wain-A-Long Road, off the St. Marks roundabout, on the turning for Laverstock.Our location is fairly peaceful whilst being only a 10 minute walk or 2 minute drive from the City centre. Salisbury is a very popular tourist attraction offering both the Cathedral and Stonehenge just 8 miles away. During the busy season traffic levels can be high. The nearest general store is just a 5 minute walk away, and just 2 minutes away is a Chemist, Newsagent, Public House and Take Away establishments. The nearest bus stop is just over the road, with buses running into the City centre every 20 minutes. The nearest railway station is Salisbury. This is a 20 minute walk or 5 minute taxi ride away. We are very familiar with the local taxi companies and all transportation requirements can be booked in advance if required. We have one cat and regret, therefore, that we are unable to accommodate pets. Our bedroom information packs and breakfast menus can be provided in large print, on yellow paper to assist the partially sighted, but unfortunately we do not have the facility to provide information in braille.

Arrival and Car Parking

Please advise us of your anticipated arrival time so that we are here to welcome you on your arrival. We generally try to have accommodation ready for guests to arrive from Noon onwards with a latest check in time of 8 p.m. unless by prior arrangement. However at the time of booking we do try to establish an estimated time of arrival with our guests. We have two car parking areas on level ground. Parking area one (in front of the garage) can accommodate 4 cars in a back to back configuration. There are 2 steps from the car park to the porch door. Parking area 2 on the right hand side of the house can accommodate up to 5 vehicles. This car park leads to the Main door with 4 stone steps. We offer assistance with luggage.

Main entrance

There are 4 stone steps to the front door which is 1 metre wide and 2 metres high. Please ring the bell on your arrival.

Guest Accommodation – Public Areas

The entrance and main hallway is spacious being 2.5 metres wide by 7 metres long, with the original Edwardian mosaic tiled floor. We make available various guest information leaflets, city guides etc. From this hallway is the main staircase to the first floor which 4 of the guest bedrooms are located.The staircase is 1 metre wide and each flight is 8 stairs with 18cm rise, with a dog leg landing on each floor. There is one stair rail.

Guest Dining Room and Lounge

The guest breakfast room is located on the right of the main hallway with a 2cm step down. Again this is the original tiled flooring. This room is 5 metres long and 3 metres wide. Leading from the breakfast room, via a wrought iron spiral staircase, is the conservatory which doubles as the guests lounge. This has a tiled floor. There are tables and straight back chairs and a sofa for guests to use. The nature of the spiral staircase renders this difficult for guests with limited mobility. The conservatory can be accessed from the garden entrance, through the iron gate, but again there are 9 stone steps down into the garden area. We offer free wi fi internet access, but also located in the conservatory is a computer which is switched on at all times for our guests to use.

Bedrooms

There are eight bedrooms, located on 2 floors, and they are all carpeted. Seven have en-suite facilities consisting of a shower (one has a shower over a free-standing roll top Victorian bath) W.C.s and washbasins. One bedroom (large family room) has a private bathroom which is accessed up one flight of 8 stairs with 18cm rise. Tea and Coffee making facilities are provided in all rooms. All rooms have remote controlled colour flat screen televisions with freeview. We also provide hairdryers, additional pillows and blankets in all rooms. Our beds are made with hypoallergenic duvets and pillows. There is a wardrobe, dressing table, bedside cabinets and at least one comfortable chair or sofa in each room. There is a guest information folder in each bedroom which contains details of local amenities, restaurants and travel highlights.

FIRST FLOOR BEDROOMS

The 4 second floor bedrooms are accessed up 4 flights of 8 stairs with two dog leg landings. All the doors on the second floor are 80cm wide and 2 metres high.

Bedroom One

It is the first room on the left at the top of the stairs. This room overlooks the back garden and local countryside. This room has a 4'6” double bed with access at both sides. The room has 1 night storage heater with manual controls. The en-suite room has a shower cubicle, toilet and washbasin. The floor is vinyl with a ladder heated towel rail.

Bedroom Two

Is situated through a fire door at the end of the corridor. This room has a 4'6” double bed with access at both sides. The room has 1 night storage heater with manual controls. The en-suite bathroom has a bath, toilet and washbasin. This room has a sloping ceiling with exposed original beam which is padded for safety reasons. The floor is carpeted and there is a ladder heated towel rail.

Bedroom Three

Is again through the fire door on the right of the corridor. This room has a 4'6” double bed with access at both sides.The room has 1 night storage heater with manual controls. The en-suite bathroom has a shower cubicle, toilet and washbasin. The floor is vinyl and there is a ladder heated towel rail.

Bedroom Four

Is situated on the right at the top of the stairs. This room has a 4'6” double bed with access at both sides. The room has 1 night storage heater with manual controls. The en-suite bathroom has a shower cubicle, toilet and washbasin. The floor is vinyl with a ladder heated towel rail.

FIRST FLOOR BEDROOMS

The first floor bedrooms are located up 2 flights of 8 stairs with one dog leg landing. All the doors on the first floor are 80cm wide and 2 metres high.

Bedroom 5

Is situated second on the right through the large arched fire door. This room has a 4'6” double bed with access at both sides. There is also a 3” single bed with access at one side. The room has 1 original central heating radiator with thermostatic control. The en-suite bathroom has a shower cubicle, toilet and washbasin. The floor is vinyl.

Bedroom 6

Is located first on the right at the top of the stairs. This room has a 4'6” double bed with access at both sides. There are also two 3” single beds with access at both sides. The room has 1 original central heating radiator with thermostatic control. There is a washbasin in the room.

Bedroom 6 Private Bathroom

Is located up one flight of 8 stairs and consists of shower cubicle, toilet and washbasin. The floor is original wooden floorboards. There is a ladder heated towel rail.

Bedroom 7

Is located on the left at the top of the stairs. This room has a 4'6” four poster bed with access at both sides. The room has 1 original central heating radiator with thermostatic control. The en-suite bathroom has a shower cubicle, toilet and washbasin. The floor is wooden laminate.

Bedroom 8

Is located on the left through the large arch fire door. There is a 4'6” double bed with access at both sides. There is also a 3” single bed with access at one side. There is 1 modern central heating radiator with thermostatic control. The en-suite bathroom has a free standing roll top Victorian bath with overhead shower, toilet, bidet and washbasin. There is 1 original central heating radiator with thermostatic control. The floor is carpeted.

Gardens

We have a half acre sized garden which is accessed through an iron gate, down 9 stone steps, or the conservatory. It is laid primarily to lawn and there is two wooden decking areas and a pavoir patio. There are flower beds and mature trees, and there is also an ornamental fishpond, summerhouse and small gym which guests are free to use provided a disclaimer has been signed.

Additional Information

Rokeby Guest House is fully fire certificated, with a full alarm system and smoke detectors in every room and all public areas. There are water fire extinguishers on every landing. All bedrooms and public areas are protected by fire doors, some of which are fully automated. All bedrooms and public areas have Fire Action Instructions in place. In the event of a fire the alarm bells will be activated either automatically or manually by the “Break Glass” fire alarms and muster areas are located on the car park areas at the front of the building. The building can be evacuated through the main front door, the back door to Car Park area one, and the conservatory door. All stairwells and public areas are illuminated by emergency lighting in the event of a fire or power failure, and illuminated exit signs are in place throughout the building.

Smoking is illegal on the premises but guests are welcome to smoke in the garden.

We cater for all special dietary requirements which are established on guests arrival.

We are happy to refrigerate any medicines on behalf of our guests.

Mobile phone reception at the house is strong.
